Crawl Space Vapor Barrier Installation in Virginia

Soil under a Virginia home is rarely dry. Moisture moves upward through the ground continuously and evaporates into the crawl space, where it raises humidity, wets framing and condenses on cool surfaces. In much of the state this happens year-round, not only after rain.

A ground liner interrupts that path. It does not stop liquid water entering from outside, which is a drainage question, but it removes the constant background source of vapor.

• Full coverage of the soil, including under ductwork and around obstructions
• Overlapped and sealed seams rather than loosely laid sheets
• Cut and fitted around piers and support columns
• Carried up and terminated at foundation walls where the design calls for it
• Debris and sharp material cleared first so the liner is not punctured
• Thickness chosen for the traffic and conditions in that crawl space

Most of the failed barriers found in Virginia crawl spaces were not badly chosen — they were badly detailed. Thin builder-grade plastic laid loose, seams never sealed, large gaps at walls, or a liner torn up years ago by plumbing or HVAC work and never repaired.

Once the liner is open, ground moisture returns to the space almost as if it were bare soil.

A ground vapor barrier is one layer of a moisture strategy. If the crawl space also takes on water, runs high humidity through the summer, or has damaged insulation, the liner alone will not resolve it. In those cases a barrier is installed as part of a larger encapsulation or drainage scope.
