How moisture leads to structural damage

Wood in a persistently damp crawl space holds a high moisture content. Over years that creates the conditions for decay fungi and for wood-destroying insects, and it softens the material at exactly the points carrying load — joist ends, beam bearing points, and post bases sitting on damp soil.

Damage is often localized rather than general: one bay over a wet corner, or one beam over a pier that has settled.

  • Sistering new members alongside deteriorated joists
  • Replacing sections of beam or full girders where deterioration is advanced
  • Installing adjustable support posts on properly sized footings
  • Adding intermediate supports to reduce excessive span deflection
  • Replacing damaged subfloor sheathing before finish flooring is reinstalled
