Crawl Space Mold & Moisture Problems

• Evaporation from bare or poorly covered soil

• Poor exterior drainage against the foundation

Through a Virginia summer, outdoor air holds a lot of moisture. When that air moves into a crawl space that sits cooler than the outside, its relative humidity climbs and moisture condenses on the coolest surfaces it finds. Vented crawl spaces are especially prone to this, which is why a crawl space can be damper in August than in March.

Sustained high humidity keeps wood moisture content elevated, and elevated wood moisture is what allows surface growth on joists and subfloor.

• A musty odor noticeable in the house, not just at the crawl space door
• Discoloration on joists, subfloor or the top of foundation walls
• Wood that feels damp or reads high on a moisture meter
• Rusting fasteners, straps and duct connections
• Insulation dark with moisture or fallen out of the joists

The sequence is the same as any wet crawl space: address liquid water first, cover the ground, seal the space where appropriate, then hold humidity in range mechanically. Cleaning affected surfaces without changing the conditions leaves the same environment behind.
