Common causes over a Virginia crawl space

Sagging floors have several possible causes, and the correct repair depends entirely on which one applies.

  • Moisture damage to joists or beams, most often at bearing points
  • Deteriorated wood support posts sitting directly on damp soil
  • A girder undersized or under-supported for its span
  • Piers that have settled, shifted or were never adequately footed
  • Insufficient intermediate support in an older or modified home
  • Subfloor deterioration under a long-term plumbing leak

How the repair is approached

Support is restored gradually. Adjustable posts on proper footings, sistered or replaced framing, and additional intermediate supports are used to stabilize the floor system and, where appropriate, recover some of the deflection.

Where moisture caused the deterioration, that source is addressed in the same project — otherwise the new framing sits in the same conditions that damaged the old.

What we will not do
